Yes. Summerwood is just across the street from Utah Valley University (UVU), making it easy to walk to classes, activities, and other campus resources.

Summerwood is conveniently located near the UVX (Utah Valley Express) bus rapid transit line. The College Drive & 1200 West stop is right by the property, with service between Orem and Provo and connections to both UVU and BYU.

Summerwood is close to plenty of dining options:

• Roxberry Juice Co. and IHOP are about a 6-minute drive.
• Yamato Japanese Restaurant is about a 7-minute drive.
• Thai Evergreen and 5 Star BBQ are about an 8-minute drive.

UVU’s on-campus dining options are also just across the street.

A Walmart Supercenter is about a 5-minute drive from Summerwood, making it easy to pick up groceries, household essentials, and other everyday necessities.

Summerwood offers a fully furnished 4-bedroom, 2-bathroom floor plan. Each resident has a private bedroom, and the two bathrooms are shared among the four residents. See the layout on our floor plans page.

Rent at Summerwood is priced per bed and varies by lease term. Required monthly fees and utilities are billed separately from rent. Check our floor plans page for rates and any available specials, and our fee transparency page for a full breakdown of costs.

Pricing at Summerwood is per person, or per bed. Each resident signs an individual lease for their own bedroom rather than leasing the entire apartment.

Summerwood offers private bedrooms, but bathrooms are shared. Each 4-bedroom apartment has two bathrooms, with two residents typically sharing each one.

Yes. Summerwood offers individual, by-the-bed leases, so each resident is responsible for their own lease and bedroom.

Summerwood offers three lease terms:

• a full-year lease from mid-August through early August
• a winter/spring lease from December through May
• a lease from December through July

Utilities aren’t included in base rent. Instead, residents pay a required $70 monthly utility fee in addition to rent.

Wi-Fi and cable are provided through a required $30 monthly technology/communications fee, and you’ll need to bring your own Wi-Fi router.

Each bedroom has its own Ethernet port, so you can bring your own router or share one with your roommates. To activate your port, contact SenaWave after you pick up your keys and give them your unit number and bedroom letter. They’ll activate your port over the phone.

Rent is due on the 1st of each month and is paid in equal monthly installments throughout your lease term. You can pay online through the resident portal or by cashier’s check. A $75 late fee applies to late payments, and returned payments carry a $25 fee.

Move-in costs include a $50 application fee, a $140 administrative fee, and a $250 security deposit. Applicants who need a guarantor will also pay a $50 guarantor application fee.

Yes. Renters’ insurance is required for all Summerwood residents and is available through the property for $15 per month.

Summerwood offers a 24-hour fitness center, a clubhouse with lounge space, a basketball court, billiards, ping pong, foosball, and outdoor fire pits. Apartments include a stackable washer and dryer, a dishwasher, a garbage disposal, air conditioning, and gigabit internet. Underground and aboveground parking are also available. Summerwood offers in-unit laundry, with a stackable washer and dryer included in every apartment.

Yes! Both underground and aboveground parking are available to residents for $30 per month on a first-come, first-served basis. During office hours, please don’t park in the future resident lot, so those spaces stay open for visitors and prospective residents.

Yes! Summerwood hosts resident events and partners with the Orem community to bring fun activities right to our clubhouse!

Summerwood has updated security cameras throughout the property to help monitor the community and deter potential issues. The property also works closely with the Orem Police Department to address safety concerns as they arise.

In-person tours are available during office hours: Monday–Friday from 10 AM–5 PM and Saturday from 10 AM–2 PM. The office is closed on Sundays. As soon as possible! With three lease terms to choose from, Summerwood tends to fill quickly. Once you apply, your security deposit and signed lease documents will hold your space for your move-in date.

You’ll need a valid, government-issued ID to apply. Other documents may be requested during the application process on a case-by-case basis.

Yes. Summerwood charges a $50 application fee.

The application process is quick! In most cases, a decision is made the same day, though it can take up to 72 hours.

Yes. Each applicant agrees to a credit and background screening, and the minimum credit score is 650.

Not necessarily! Summerwood offers flexible leasing options, and if you have income, getting approved may be easier than you think. Ask our leasing team for details. If you’d like to build credit while you live here, optional credit reporting is available for $9.99 per month.

Absolutely! If you don’t already have an eligible U.S. sponsor, Summerwood offers a guarantor program for international students. You can get started right in the application.

Summerwood is one of the few communities with multiple lease terms! Choose from:

• moving in August 15 and staying through August 7
• moving in December 1 and moving out May 31
• moving in December 1 and staying through July 31

Early move-in availability is confirmed closer to August 1st. If you’d like to move in early, contact the leasing team. We may ask for the reason behind your request.

On move-in day, please park in the underground parking lot and enter through the north entrance to help keep traffic flowing. To make sure there’s enough parking for everyone, only one vehicle per resident is allowed on the property at a time. Once you’re done unloading, please move your car off the property so others can move in too.

If you need to cancel, you’ll need to find someone to take over your lease, and a lease transfer fee of 85% of one month’s rent applies. Reach out to our leasing team, and we’ll be happy to help with next steps!

Yes! Summerwood apartments come fully furnished at no extra charge. Each apartment includes:

• a couch, an armchair, and a coffee table
• a smart TV
• a dining table and chairs
• a bed frame and mattress
• a desk and desk chair
• a dresser

You’ll just need to bring your own cookware, kitchen essentials, linens, and personal decor.

Since Summerwood apartments are furnished, focus on your personal belongings and everyday essentials. That includes bedding, towels, toiletries, cleaning supplies, cookware, dishes, kitchen utensils, a Wi-Fi router, and any decor that makes your apartment feel like home.

If you have a specific roommate in mind, add them as a roommate request on your application, or complete Summerwood’s roommate request form after signing your lease. Be sure both of you let the management team know you’d like to live together. Specific roommate placements can’t be guaranteed, but we’ll do our best to accommodate your request based on availability.

Once you’re placed in our property management system, you’ll receive an email with your apartment number, bedroom assignment, and roommate information, so you can reach out and get to know each other before move-in.

Yes. Please submit any room change requests before August 1st. Rooms fill completely by move-in day, so we won’t have open rooms available after that.

USPS mail and packages are delivered to the mailboxes near Building 2. Packages from other carriers, including UPS, FedEx, and Amazon, are typically delivered right to your front door, and oversized packages are generally left at your apartment door too.

You can submit maintenance requests anytime through the Summerwood resident portal, where you can report concerns and request help from our maintenance team.

You’re welcome to personalize and decorate your room, as long as you don’t make permanent modifications or leave holes or damage in the walls. Damage charges vary based on the extent of any damage.

Summerwood doesn’t allow pets. Approved Emotional Support Animals (ESAs) and Service Animals are welcome, regardless of breed, with the required documentation. Animal violation fees vary depending on the type of damage.

Residents are welcome to have visitors! Overnight guests may stay up to three consecutive nights within a 30-day period.
